The Mortgage Investment Fund is a provider of short term private mortgage financing (hard money loans) nationwide secured by investment and commercial real estate, to be used mainly for acquisition refinance, rehabilitation equity cash out of investment and commercial properties. Loans range from USD 400,000 up to USD 4 million.
When institutional or conventional loans are too slow or unavailable, we have a solution. We are a true hard money lender, lending on criteria heavily based on the value of the property being provided as collateral.
HOW DOES IT WORK?
Loans are asset based; the real property itself is the basis of our lending decision. If a property is producing or can produce sufficient income to pay our loan note and the value of the property will fully secure the note and provide sufficient equity, then the borrower’s credit is not an issue. Instead of concentrating on minute details of the borrower’s credit history as institutional lenders do, we concentrate our due diligence efforts on the real estate securing the loan.
Lender will render a decision within 24 hours of receiving all requested information.
For approved loan requests, we will send you a LETTER OF INTEREST outlining loan terms, contingencies and any additional requirements.
If you accept the LETTER OF INTEREST and wish to move forward, you will sign it and upload it.
In case you do not have an acceptable MAI appraisal recently performed, payment for one needs to be made and we will order the appraisal.
The loan will be made and serviced by the Mortgage Investment Fund.
We will schedule a closing and funding at a local title company.

ABOUT THE LENDER
The Mortgage Investment Fund is a direct lender, domiciled in Texas, USA. The fund's General Managing Partner has more than 20 years of experience and proven track record. He holds an MBA in Finance from the University of Michigan and a BSc in Economics from the City University of New York. In 2002, he formed the Managed Mortgage Investment Fund as a high yield real estate mortgage fund, and served in the capacity of General Partner. The fund invested in a diversified portfolio of short term, high interest real estate mortgages secured by investment real estate.
The Lender has successfully invested in numerous real estate deals, operating businesses, high yield commercial mortgages and REITs. He currently invests his capital and client/investors capital in real estate, real estate debt and real estate securities.
He also has had three books published - the most recent of which is “Investing in High Yield Trust Deeds After the Real Estate Meltdown”.
